Smile 1) Contstruction Building Permits-Have these been granted & how many?

All the new constructions in Juan Dolio / Villas Del Mar have the Permits. As soon the land title is in order and the construction plans are done , the developer deposits the plans to the local Ayuntamiento de Guayacanes ( Municipal Office ) paying taxes , stamps . After that the Secretary of Tourism ( before was free ) now it's RD$1,250.00 for each bedroom , but they ask first to have an approval from Asociación para el Desarrollo Turístico de Juan Dolio y Guayacanes , that is where US$800 ( for each bathroom ) are paid , after that Obras Publicas ( Public Works Office ) and this is where the plans and all the structural calculations will be revised at most . All this institutions will send their inspectors to the construction site ( on the developer's cost as well ) ... So when the plans all stamped and signed the developer can start to build . The local Politur inspection will be there as soon the construction starts just to check the Secretary of Tourism stamps . There are new regulations in Juan Dolio now : Depending % of the construction space taken of the total land ( 30 - 40 % as maximum ) the developer can build up to 10 - 15 - 20 - 25 floors , the rest of the land should be used for green areas , parkings , recreation areas etc. No less than 5 meters to lateral neighbor's fence should be the distance from the construction . Recently Costa Blanca project got the Permit from the Secretary of Tourism to build 30 floors towers on the Marota site . There is no limit for construction permits in Juan Dolio , at least while there are still lots of land available to build .
