Default property title

I am trying to purchase a property in the DR and I have heard of people having trouble with buying property and the seller doesn't possess the proper documentation or right to sell the property.
Which is the proper authority I should consult with to ascertain
if the seller is the true title holder and can this be done online?

We have a National Regsitrar of Titles and use the Torrens system of Land registration, just like Louisiana and part of Australia.

I strongly suggest you consult a lawyer on this one. Personally, everytime I have bought real estate in the DR y have requested copy of the owners property title and had it checked out by a lawyer. When they could not produce a Title in a prudent time, I backed out form thr deal.

You could also contact the Stewart Title Co., a major US title insurance company with various international operations.

I understand they just opened a subsidiary branch in Dominican Republic "Steward Title Dominicana"
