Buying Apartment in Santo Domingo

Hi! I will be buying an apartment in Santo Domingo next week. I have two questions maybe someone can help me with. 1). Does the buyer or the seller write the contract for the purchase when a real estate agent isn't being used? 2). The seller wants us to pay the full price after we sign the contract. He said the deal can be closed in 2 days. Whereas I feel more comfortable paying a deposit and waiting a month or however long it takes to see the Legal Certifcation of Title and the new Title document in my name. What is the right way to do it? Thankyou very much, Reyita And does anyone know of the best real estate attorney in Santo Domingo that could help me with the purchase?
