Thinking of selling? This is important...
At this time, the new laws recently passed (October I beleive) are making it almost impossible for villa sales to go through without ALL the paperwork being present - INCLUDING Catastral - Plot Plan.
If you are thinking of selling now or in the near future, check to see if your lawyer has everything in place and save yourself a big headache.

The important part is the 'dislinde'. A villa sale / land sale can not go through with it.

Unless you are buying an entire parcel, a dislinde is the most secure and accurate way of knowing what you are purchasing when it come to land or what sits on a piece of land.
I thought the new law came in to effect next year. However, saying that, I would never purchase a villa or land without one, regardless of the enforcement of the law.

Buyers Broker is not wrong....
Ladybird, I'm afraid you are very, very, wrong and badly informed. The new law states quite clearly that you need a deslinde to complete a villa sale. There are (of course) exceptions, but many, many times as referred to in the subsequent, well written articles the title refers to the size of the whole parcel (top right hand) while written below will be the size of the parcel that this particular title refers to. If you are lucky the two "sizes" will be the same, but 9 times out of ten they will not. Furthermore, it will not go on to tell you where that smaller parcel is situated. Without a deslinde your parcel (and your home) are floating around somewhere on that bigger plot. The new law has been brought in to stop this "floating around" and literally nail down all these floating pieces of land.
Many thanks to the others for pointing this out and yes, I thought the law was coming soon but apparently it is already upon us. For those who do not believe the Buyers Broker call Guido Perdomo or Guzman and ask them for their opinion.
Don't you work for a real estate broker? Perhaps you should double check, and maybe you will discover that I'm wrong and you are indeed correct? Do please report back your findings - We're all waiting.

Bad advice
I have just had a meeting with Guido and he advises you are totally incorrect and your bad information is damaging. We have just completed a sale without deslinda. It is the clients decision whether he wants a deslinda or not. I personally always advise clients to obtain a deslinda.

Mr Guzman, as far as I can see it, the question is:
What is the documentation necessary for a property/land purchase?
and
Is it now necessary to obtain a deslinda for property purchase?

This bill has been passed by congress. According to my lawyer, it will be enforced from April 2007, but it would be nice to have Mr Guzman's advice.
For all you potential home / land buyers out there, do not buy without one regardless of the effective date of the law.

Ladybird, I don't understand why you think "this news is damaging". You yourself have said that you advise your clients to obtain one, I would not buy without one and the law will come in to effect sooner or later. What's the big deal?
