Buying land w/o deslinde
On the flip side of gamana's deslinde thread;
I'm looking at a piece of property in the mountains that I'd like to purchase. It has title but no deslinde. I'm not sure yet if it has a plano ilustrativo/mensura catastral but let's assume so since title is available.

What risks do I run buying with title and no deslinde?
Should the current owner pay the full cost of the deslinde, or should it be split?
What conditions and payment terms should be written into the contract of sale
pending a favorable deslinde in respect to fairly accurate dimensions, total area and geographic correctness in the plano ilustrativo?
