This is such helpful post, full of sound advice. Thanks.
Whilst I haven't built my own property here yet, I am more and more aiming towards that as rental prices keep soaring and there is nothing to see for it at the end of the day. I will probably have to do it the Dominican way, block by block, but am looking forward to the experience.
I already have the Maestro lined up - he has worked on many well-known and regarded projects and also countless private homes. I also know of a very good carpenter for windows etc, which someone was asking about.

Chip, coulsd you clarify the 4th paragraph, please?

What is the RD$ 120K-200K "fee" exaclty for and how does this relate to the RD$15K/month he is taking for his services or doesn't it?

The RD120-200K fee is what you will pay to have the maestro do a cost estimate and manage the construction of the project. The RD15K per month is what a maestro makes typically. These numbers are from a Dominican maestro who is a good friend of mine.

For Santo Domingo West I know a good and honest maestro
I have builded myself a two stories house for my family in Los Alcarrizos.
I am very satisfied and would be glad to recommend the maestro who has done the job.

Design Stage
Chip,
I'm in the design stage of my house, to be done by an Architec of course, although I have a pretty good idea of my wishes (even did a model using pc software). Can you recommend/point me to a reasonable Architect to do the official design. I am in the Santiago area, but I guess a design can be done anywhere in DR.

I live near Cabarete, have a large garden and want to put a wooden kit summer house in the it Does anyone have advice where I can get something like that and also garden statuary.

You might want to contact Hillbilly. His daughter-in-law, I believe, is an architect, though I'm not sure about that.
