Default Rental Management Companies

Ringo: I think the problem stems from the fact that there is currently more demand than supply because of the tremendous growth in the Cabarete/Sosua area especially with the number of condo complexes. Most of the management companies are very busy. They are growing and adding staff but that requires training the people they hire and being in a position to effectively deal with this added growth. It is also a seasonal business to a degree and now is a time when they are also busy with their winter rentals. I know both Peggy of Caribbean Dreams and Richard of Amber Guardian and they are both very good, professional, and honest........ but are both very very busy right now. Both manage a number of complexes in addition to their individual clients. That is the problem that you are going to be faced with when doing your assessment of management companies on the North Coast.

An overdue follow-up to this thread with my findings... all this time, as I experienced them.

I have 3 rentals, two long term and one short term. All have been (some current) on DR1. I just wanted more exposure. I live in the area and have staff and do not need any service other then getting more renters. In all E-mails, I included my DR1 reference so that they could review my pertinent property(s).

This is not a post concerning if a person(s) is good or not. Just the results.

1. Ambergauradian never responded to my 2 E-mails. I went by the office a couple of time and... no one there. I did review the web site and know two of the listed properies and see them every day. The site shows one rented every know and then...ah... gates locked and no one there. Another, close to the same. (I know the owner.)

2. L'Agence in post #22. I did not E-mail or call. Just didn't like the web site. My problem.

3. Carribbean Dreams, Post 80. I have no idea what happened. E-mailed, got a confused one back (someone else tried to help, DR1 member). Clarified. Had appointment.. delayed due to illness. Meet, discuss and agree and got NOTHING. E-mailed info and photos and got more confussed responses. More E-mails and calls to clarify and was told I would be on thier site that PM. Site goes down for 3 or 4 days and come back up with NOTHING.

How sad that so many people look for work in the DR. Appears that some need some basic business skill classes. Answer to post #75..... GEEEEZ. They have tooooo many clients that they do not need to respond and make more people happy? (Sarcastic)

LOOKING FOR GOOD PEOPLE IN RENTAL MANAGEMENT. I'LL SET THEM UP. (not in real estate sales.) PM me.

All i can say in reply to ringos first point is that i have had no problems with Amber Guardian.We used them last year and they were totally helpful. From the moment i e-mailed them, until the time i left,all i can give them is praise. My three month rental was over and i could not find anywhere to stay for the last six weeks for a reasonable rent.Richard put himself out to find a nice property at a good price.His staff were courtious and willing to help.I would not hesitate to use his company again,and intend to very soon.
You were obviously very unlucky!!!

Just wanted to throw my two bits worth in about Amber Guardian. We listed our villa with them when we went down there in early February and were impressed with the services they offered and their quick work to get our place on their site and 4 others connected to them. They have been great about staying in contact with us up here in the frozen north and looking after details with the villa we never had time to do before we left. We have had two rentals signed up since then, the first one starting this weekend. Our place is nothing fancy and is on the bottom end of pricing for their site.
If the original posters villa is in Costa Azul, then maybe I have an idea why it might not rent as easily. We looked at the villas there before we bought our place elsewhere and they were beautiful and inexpensive and new but the area around them scared us off. Poor security and a poor bario just a short distance away were a large part of the problem. If potential renters asked Amber Guardian about such things they might have been scared away.
Anyway, Amber Guardian has been excellent for us so far and we highly recommend them.
