Very true, DR is definitely not DC. I actually feel safer in the DR!

I'm simply pointing out the behavior of pool hounds. The draw of One Ocean Place perhaps won't be the pool; it is simply one of many other amenities, and if the pool is small the sun worshipers won't want to buy there; the draw to the development will likely be people who don't place that much emphasis pools. I plan to visit the development anyway while I'm down. Always better to put my eyeballs on it, eh?

After going through the photos through the link, the pool area looks great! Looks like a great place to cool down and entertain!

Pool bills will depend on the number of users as well - even one pool for a big crowd of people would be a bitch to maintain and the bills will grow higher anyway.
But yes, it would not be the major consideration, and what will be? Buildings, positioned window-to-window? Small yards? No grass meadows? - None of this is major, it all sums up, anyway.

One unasked piece of advice:
Also try to get yourself invited to as many developments as possible, put your eyeballs on what one can have in DR.

Very true. The first consideration should be honesty and integrity of developer/seller. Announced " 48-unit project" and real "170+ unit" in the same property size is a very big difference and concern.

I used to live in Ocean One for several years. A nice low budget quiet place with no convenient access to a beach and pretty much scary walking in the evening by the abandoned empty former chica place Copacabana.

But for $500 a month it was OK. And it used to have about 35-45 I guess appartments that also was OK. Good Caribbean life style for poor, not overcrowded.

For this reason I was interested in the new project and contacted some people in construction trade in Puerto Plata. Who helped me to obtain the true "170+ unit" info that was a shock to me.

500 people for this small space means rubbing elbows like in NYC subway in rush hour.

And sellers present the project as "48 unit" that is not true. Shame.

The project has parking space for about 20 cars only. For 48 units it is about OK. But for 170+ ??!! Where to leave the car? On Alejo Martinez? And to walk all the way by the abandoned no-man Copacabana?

To live in appartments face to face to each other? OMG!

I purchased the technical and project CD from lulu.com for $5 and I consider it my best investment ever.

I was about to buy a couple of units at $800 per sq. meter in Jardin del Sol (new name for Ocean One Place). And I am so happy to be suspicious and to obtain all the real info first.

Beware my friends! Do not trust promoters who try to protect their investments and to hide the trouth from naive and uninformed!

You must stop taking whatever it is you are taking because the hallucinations that you are suffering from are very severe. There is nobody promoting anything for you to point your shame finger at. The only problem here is you calling the builders shameless. I bet you do not have the guts to stand in front of 72 year old Mr Blisset and mouth off with the same tone you dare to use as you hide behind your computer screen like a yellow coward.
If you do not like the place then express that but do not be calling people names. The only shame here is how you hide your identity and use your tough guy AK74 nickname and blabber on about how everything is wrong. If you are not happy in my country then go home I will even drive you to the airport you miserable unhappy whining complainer.

I'll take all the advice I can get! I visited a couple developments last trip and was unimpressed, also don't remember the names, and if I did I wouldn't talk down on them here. I saw water pressure issues, mold, cracked block wall in a ground floor unit...later met the person upstairs who informed me he took out a block wall to expand his living space, dollars to donuts it was load bearing...I asked him where the wall was and he pointed to the ground floor wall with the cracks and said it was just above "that one". Yikes!

I'll likely drive around and take a look but without a realtor...I'm sensitive to their opportunity costs and gas....no sense dragging those folks around when I'm just being a lookie loo.

Can you tell me some of the names of quality condominium developments in or near Sosua?

I would rather say that I checked all Susua I wanted and then decided to go to Cabarete, so don't limit yourself to just one town.
The best developments are well-secured, so do not plan to pass by the guards alone and without any hassle but if you do pass - imagine who else can. Therefore invitations would be preferrable.

I understand some of yours "you can't have it all" attitude, but trust me - in DR you can and at the cost which can't compare nearly to any other place, it just takes some recearch and lots of miles of driving. So do not plan for a big purchase at once rather prepare to plainly enjoy yourself for some time, being all ready to snatch a good place as soon as it turns up.

Thanks for that info!

While I'm new to DR1 I'm no stranger to Caribbean living. The mentality of not being able to have it all is from experience dating back years ago. I read here about the same types of problems I had.....utilities, water, potholes, banking, cultural differences, windshield washers, car parking extortionists, brings back many memories and remembrance of that sharp learning curve. I'm on the other side of the curve now but it took me a few years to get there. There will be some surprises ahead, always are, but the standards...well, I've been there, done that! The one standard it took me so long to figure out is that if you act like you are the Mayor you will be treated in kind. Smiles and handshakes bring endearment, even to gringos.

In terms of a purchase, not yet, and not for a while....I'll be easing into this over time. I met some great folks last time around and I'm sure I will again!
