goneglobal, you should post your question in the legal section so that Fabio Guzman, the attorney who answers questions to that section can deal with it. You need his input, but he doesn't come looking in the other sections. So repost your question in the legal section.

It all could have gone in the Legal section. But much of the original post had to do with opinion and personal knowledge. For example, neither Fabio Guzman, or any other attorney, is going to comment publicly on another attorney.

But your question seems to require the input of an attorney rather than knowledgeable lay people. For that reason I suggested you post it there. Whether you do or not, makes no difference to me.

I've practiced law up here in Illinois for 20 years and also expect to be purchasing real estate down there in the near future. I've probably closed 1,000 transactions here and never closed a single one down there as either buyer or seller. My personal inquiries into legal counsel inevitably result in the referral of Snrs. Perdomo or Guzman. I have only heard one negative remark about either of these two gentlemen. On this board he explained what transpired and I was confident that given the factual scenerio, he conducted himself with the highest degree of ethics and professional responsibility. That's exactly what I expect on those few occasions when I am the client. Ken is giving you some very good advice here. He and I discussed much of what he has told you about a week and a half ago. And Ken, I'll be down a week from today so I'll keep an eye out for you. Please give the wife my regards.

also make sure you get the blue prints of the house.
I heard this seems to be a new requirment with realestate deals.
Without it you might get some trouble selling the house again.
the seller needs to produce one.

and you seem to be an expert on using corporations to buy and sell real estate...Ken. This is just my opinion after reading all of your posts on this thread.

Iwould certainly take your mate, CC's advice and get independent council if I was going to buy one of your corporations....

Sometimes what an expert layman doesn't say reveals more than what he actually says.....

Ecarignan, would you buy my car if it looked real nice and I promised you it runs well......without a test drive? Same with buying a corporation? I don't know as much about the DR as Ken seems to but it will be prudent and wise to get the facts from your own council....not the seller's.

And next time, take Ken's advice to me and post threads on topics like this in the Legal section....

ecarignan, going back to your original questions, and drawing on the information provided you by various persons:

1. The two attornies you should consider are Guido Perdomo and Fabio Guzman (www.drlawyer.com), the attorney who responds to questions in the Legal section.

2. If one of the two is already the attorney for seller, you should seriously consider using the other in order to be certain that your interests are protected.

3. Your attorney should research the title to be certain all is in order, and that the seller is actually the seller. He should also determine whether there are any liens, assessments, against the property that should be cleared up before you purchase it.

4. Since you are buying a company that owns the property you are interested in, your attorney should research the company to be certain it is in good standing and that there are no assessments or penalty taxes against it, such as would be the case of the company had not been filing the reports on company business as required.

5. You should obtain a copy of the house plan.
