Yes, we have bought land, parcelas for agricultural use and houses without a lawyer, without title and even without surveyors. Just by mere sight as it was done here, well there I'm in MIA now, for centuries when a man's word was all and discrepancies were resolved personally.

Now I wouldn't tell OP to do the same but its better if he does some of the due diligence on his own so the RE vultures won't price gouge him.

Outside the major cities of the Cibao area there is no title issued since the original owners are who knows where. They're either the gov't, banco agricola, or a private that left and never came back to claim.

What you get is a Bill of Sale and that's it. Do bad things happen? YES, but the majority never have a problem. I haven't had any problems yet. Buying property (solares, parcelas) without title is more of the norm in the DR than otherwise.

Weltillo should start small, very small and get the feel for it. Buy the cheapest "solar" you can find and learn as you go. If poor uneducated dominicans can do it and do, then Welty posting on the internet should do the same.

Now if you want to start big, then forget my advice. Get yourself a lawyer like Fabio Guzman, RE agents, etc and go through the whole process.

Another bit of advice would be if you have any Dominican friends you may want to get them involved in the process. As a foreigner you will get quoted a price double of what they are really asking...

In other words if you see a lot that you like, before you go ask yourself how much they are asking, you have your Dominican friend call and find out how much it is and then you will know the real price. If they see you first then they will think "Carne Fresca"...Fresh meat...

Suz makes a point. If you don't have DR friends, then offer them half of what they're asking.

Do not buy from real estate agents on the internet.!! GO THERE AND LOOK FOR YOURSELF..You will see many signs Se Vende..[For Sale]..You will pay 5-10 as much for anything off the internet than if you go there yourself and talk to the seller directly..I just bought a 500 mt. lot not far from there for $4,800 USD...with water sewer and electric to the lot..That was in April 06..Even has a ocean view........Take the time to go there ..Unless you have lots of cash to throw away ...STAY away from real estate agents who advertise on the internet...

Default selling land in Azua

I am selling 5,000 tareas of very good land for agriculture in Azua. The place is exactly in Galindo, Sabana Yegua. I have all the information pertaining to the property, pictures, title, mensura, colindantes, etc..
