You may want to research on the Legal Forum and I think that you will come to the conclusion that you can not register the deed to a property that has not been deslindada.
You can make a buy/sell contract but and pass money over the table but your protection is very limited as the seller may do the same with other buyers.

You can however sign a promesa de venta and have a deposit held in escrow, to lock in the property until the owner can produce a clear registrable title, which is currently said to take about 3/4 a year.

This is not legal advice, you are urged to consult a reputable lawyer who is NOT connected whatsoever to the property, the seller and the owner(s) and their respective cousins and have him check the property, verify ownership(s) and oversee the deal so that you are protected and no monies are disbursed to the seller and owner(s) until the deslinde has been executed and clear title in your name issued and registered.

We have 2 titles to our land and home. Both issued at different times. The first one does not mention anything about a deslinde. The second which is not very old does state that a deslinde is required before it can be sold. My lawyer said that the title was true in both cases and a deslinde was not required for the first property to be sold. Not really being confortable with that answer and not wanting anything in our way should we decide to sell we had a deslinde for both properties. $45,000 peso's for both. Err on the side of caution.
