Default how to protect your property?

I need some suggestion in ways to prevent people to build houses on my empty land. They are half way finish and calling the police doesnt help at all. They just keep asking for me money. I have done this once already and after paying the police they finally took them out but other people are back trying to build houses on my land again. please tell me how you guys take care of you empty land? I really regret buying real estate in the Dominican Republic.

I feel your pain. I pay someone to watch out for my land.
You can also hire someone with a bulldozer and demolish the building totally it might send them a message.
If they will move in, it will be harder to get rid of them.

My husband and I are in the same situation. We own land in POP but have nothing yet built on it. My husband is from the area so we have a bit of an edge because we have family who regularly check it for us.

My first advice would be ... put a fence around the property. That is a must so no one can build over the lot line or within the property. You don't mention how large the property is so if it is larger this can be more difficult but not impossible. Put some sort of barrier around the property no matter how large.

Second, if you have family there like we do, get them to check on the property weekly to make sure people are not throwing garbage, building, destroying or otherwise causing harm to your property. If you have no family there I would suggest hiring someone you trust or someone who someone can refer you to that you can trust to check on the property or guard it and pay them to do so. I am talking like $50 or $100/month or something like that.

You could also rent it to someone to farm the land for now until you plan on using it. That way, someone will be occupying the property and thus preventing or deterring someone from causing harm to the land or building on it.

Calling the police or the authorities is hopeless and frustrating so forget about that. If you hired a lawyer, you could eventually (after much time, effort and money) get results but the ways noted above are more productive.

You could also build a small unsubstantial house in the meantime (if it is a large property that you plan on later developing) and have someone live there for rent or in exchange for watching the property and in this situation, you could also have watch dogs. Good luck.

Yes, but pay a local to do it and has experience in dealing with these type of situations. Don't do it yourself!

Man, I'm sorry to hear of your situation. If you can sell that land get rid of it as quickly as possible. What's most likely happened is that someone has gotten wind of or someone has started a rumor about that land being state property, so you'll have people trying to invade it all the time and you'll have a huge fight in your hand. If you're not Dominican you're at a huge disadvantage there and you can kick them out and they will be back next day. These normally aren't real families without land, but tigres who invade your land and build up some kind of temporary structure and once they got your land they will sell it for peanuts.

I had a similar situation with my dad's farm where some people started a rumor that it was government land and they were planning to invade it. Fortunately for me a friend told me about the plan before it happened and I was able to start my own rumor in town that I would have anyone who dared invade my land shot or at a minimum put in jail for a long time and this prevented it, but even then I was always unsure if they would try eventually so I just sold it and got rid of that headache.

i planted yucca and plantains and mango on mine, now they take care of it for me, mine land is protected and they get food

having a well build fence is too hard since the land has around 1000 tareas. We had someone there that we thought we could trust. Now we found out he was actually trying to sell our land to others. Did you guys have to go to police first to demolish the contruction? Did the invaders leave peacefully after?

cougar, How did you set that up? who took care of the plants? How did u decide to gets food from you? this is a new idea... let me know more..

A hit man and a lawyer...might be the solution...You did not say where the lad was located...

you need to have a judge and an order to remove...then the bulldozer and army go in...
