My intention was not to start a thread bashing agents or the developer. The only answer to my question was from a private message from a resident, who by the way is not trying to sell me anything. They seemed very happy with the community and although the electrcity was more expensive, were grateful it was 24/7. I would expect electricity to be more from the generator as the developer has to have a reserve fund for maintenance and future replacement.
I'm really not interested in rumours. As long as the community is safe and peaceful, the land has clear title, a house can be constructed for a reasonable amount, I'm happy.
If the information you are providing cannot be substantiated, please do not post it, as you are harming the community and the residents.

Sosua is so small that is hard not know everyone dirty little secret. The person that you least expect is usually the worst one. I don't personaly know any of the names mentioned on this thread and can not comment about them, but it is Sosua and one must very careful here. It pays to be well informed in this place...in fact I believe is the only way to survive!!!

..........is cabarete different, why is Sosua always singled out ? A lot of people working in Real Estate offices are sort of freelance, so you can get good and bad working for the same place, until they are found out.
Its more important to find a good lawyer -

Cabarete hater!
Cabarete's smaller... so fewer problems on that basis.
I can't think of hearing of any extremely shady deals/title issues in the Cabarete area. Sabaneta along the river I've heard tell, but in Cabarete no. Some condo associations have had their squabbles (search Orillas del Mar threads), but that happens everywhere that people try to live together under a set of rules.

Where there's smoke, there is (or was) most often a fire. Reputations hang around, though in some developments no longer warranted as problems are far behind. Caution is warranted and research recommended in buying/renting whether Sosua, Cabarete, or wherever.

We have been happy owners of a house in Terramar Estates for over 2 years now with not a problem. Many of the residents have become some of our closest friends and we keep in regular contact while we are at home in Canada. The previous owner of our house likes Terramar so much that he built a new, larger home there and says he won't live anywhere else. There are some owners who have had some run-ins with John Bommarito the development owner but not us and he has treated us wonderfully, even arranging for one of his employees to pick us up or drop us off at the airport when we come down. The tennis club had dropped to disrepair but has recently been fixed up nicely. We find the security there efficient but still friendly. We would suggest you look closely at buying there.
