With all the new proposed projects scheduled for Juan Dolio,
does anyone have factual information on re following:
- Contstruction Building Permits-Have these been granted & how many?
- Water supply-How is fresh water currently supplied and what are the future plans?
- Sewage treatment-No need to respond

- Public power supply-What are the expansion plans
Real Estate Transactions- - How many properties are currently on the market?
- What is the average time it takes to sell?
- What percent of the asking price do the houses close at?
Thanks!

1) Contstruction Building Permits-Have these been granted & how many?
All the new constructions in Juan Dolio / Villas Del Mar have the Permits. As soon the land title is in order and the construction plans are done , the developer deposits the plans to the local Ayuntamiento de Guayacanes ( Municipal Office ) paying taxes , stamps . After that the Secretary of Tourism ( before was free ) now it's RD$1,250.00 for each bedroom , but they ask first to have an approval from Asociación para el Desarrollo Turístico de Juan Dolio y Guayacanes , that is where US$800 ( for each bathroom ) are paid , after that Obras Publicas ( Public Works Office ) and this is where the plans and all the structural calculations will be revised at most . All this institutions will send their inspectors to the construction site ( on the developer's cost as well ) ... So when the plans all stamped and signed the developer can start to build . The local Politur inspection will be there as soon the construction starts just to check the Secretary of Tourism stamps . There are new regulations in Juan Dolio now : Depending % of the construction space taken of the total land ( 30 - 40 % as maximum ) the developer can build up to 10 - 15 - 20 - 25 floors , the rest of the land should be used for green areas , parkings , recreation areas etc. No less than 5 meters to lateral neighbor's fence should be the distance from the construction . Recently Costa Blanca project got the Permit from the Secretary of Tourism to build 30 floors towers on the Marota site . There is no limit for construction permits in Juan Dolio , at least while there are still lots of land available to build .

The following is just a question and not meant to offend.
I have not read this entire thread as it's so friggin long and I have no interest whatsoever in Juan Dolio.
I believe that the first time I looked at it was in the last week.
So I don't know you nor Mikey, but am curious about what you wrote to him.
Evidently you feel that he is not entitled to an opinion or that it is not valid because he does not live or invest there and I'm not arguing the point.
Right or wrong, it's none of my business and I know nothing about it.
I did notice thought that you have been publishing progress reports of sorts, and am interested in knowing what it's all about, if you don't mind.
Are you one of the builders/investors? Is it simply a hobby?
Do you live there, thus have a general interest in the town's progress?
Could you just fill me in a bit?
Thanks, Marco.

Water supply-How is fresh water currently supplied and what are the future plans?
As MommC mentioned already there is fresh water currently supplied in Juan Dolio and Villas Del Mar . In most areas there is a connection available if you need one. But because there are a lot of new developments and more coming and as Dre Broeders mentioned as well there are works on new Aqueduct connections . The new pipes much wider and better quality and are connected in every street of Juan Dolio / Villas Del Mar . So will be enough pressure of fresh water in those pipes soon .

Sewage treatment ...
Coming ... that's why they charge now all new developments for the approval from Asociación para el Desarrollo Turístico de Juan Dolio y Guayacanes - US$800 for each bathroom are paid to collect funds for a Sewage Treatment Plant .

4) Public power supply-What are the expansion plans
There is no problem with the power supply in Juan Dolio / Villas Del Mar most areas . We are actually very lucky to compare to other DR cities/towns . The developer can have the connection to public power system anywhere is needed but on developer's cost ... poles , cables , lamps etc. There is the undeveloped area between Villas Del Mar and Playa Marota ( Costa Blanca project ) where there is no connection yet .

All depends ... if it is based on the real market price or the ''fantasy'' price . Example : there is a small gated community of 5 villas in Villas Del Mar , they went on the market at US$180,000.00 and were sold fast in few months and it gave the push to develop Villas Del Sol II & III ( and at the same price ) . But there are Villas for sale for many years asking a fantasy price of 350,000 + for the same size villa . Now if we take an example of condos : Costa Del Sol I & II were sold fast , Marbella seems to be a successful project as well , but you have to understand that a ''fantasy'' on resale is not always becomes reality , specially if you resell pre-construction , knowing there are still more units to come at the same development ...
