To Kill an Elephant
Well, interesting project- received my invitation to the presentation thank you very much.
I was wondering if the new development will start-
- after the Marbella Project is finished? (soon????)
- after beautification takes place on the Costa del Sol/Marbella street (bomb zone)
- after there is a decent recreational spot for families in the area (aside from nothing)
- after the water treatement plant is finished (no money)
- after Las Olas is finished (going on 2 years invested there 50% down) (slow....)
- after Metro gets clean water into the Country Club (dead membrane issues)
- after the municipal water lines are in along the boulevard (???)
- after a decent school / another school is available for children (dead)
- after the Metro Country Club "Nacional" which was planned is opened (???)
- after the International Financial Center breaks ground (dead deal)
- after Guavaberry stabilizes and/or becomes reality (serious problems)
- after the old Punta Garza hotel dumpsite gets moving (dead deal)
- and many, many more.
Metro is a good group- I have confidence that they will pull these projects through. However, as an investor, I am not willing to wait 4 years for an apartment to be built- and then, another x number of years to see the surrounding areas generate sufficient momentum to make living in the area worthwhile. However, it would be a shame to kill an elephant, much less a white one.

The previous posting was sent on DR! today. Don't know the project, and/or the land area. But prices are weakening, and the demand/availability of international financing sources has been severely damaged by the international real estate disaster.
I think that there will be better days ahead, and Juan Dolio will rebound as well.
At present, however, my focus is on finishing and turning current projects to see the true liquidity of the marketplace before revamping investments in new projects that are interesting with lots of potential, but perhaps best reserved for moments of greater clarity.
