Foreclosures in the U.S.What an opportuntity!
I hope no one gets taken in by some examples of foreclosures in the U.S. vis a vi an investment in the DR. The example of Detroit is lame. No one would live in Detroit before, during, or after housing crisis. The example of Orlando should be used as severe competion for not buying in the DR. I know several individuals that are buying up chunks of condos in this market at prices that are about half of what they were 2 and a half years ago.
As far as investment go--we here in the U.S. that buy, sell, invest in real estate as a business--have never seen a better opportunity to make money than now.I am one of those people and speak from first hand experience-not from some newspaper articles that are YESTERDAY'S NEWS. Reading yesterday's news is not the way you make money. Never has been and never will be.

I will put this way : recently they have started to charge the new constructions for the connection to the sewer treatment plant (the fee for each bathroom) . As from Fernandez private investigation we know they have no money to finish what was started . My guess that was the reason to start a such charge  . When they will have an amount of new properties without such connection . What would they do ? Runaway with cash ? Please ! Of course they will finish it . But for now all the properties use the Septic System .

BTW the Septic System used in most part of DR and not only Juan Dolio . Of course we all wish our properties to be connected to the centralized sewer treatment facilities . The Septic Systems of new constructions in Juan Dolio are fine if there are suitably located , properly designed , carefully installed, and adequately maintained . The problem comes from old ones , usually the ones that have all the signs of failure ( Sewage smell , wastewater draining slowly or even backing up into the house etc.) . And BTW '' Did you know about 25 percent of the U.S. population relies on decentralized-or onsite-wastewater treatment systems? About 95 percent of the onsite wastewater disposal systems are septic systems '' Septic Systems

Why? I really don't know the answer and would love to understand why you feel that an investment in the DR (right now) is a real estate investment opportunity unequal to any we have seen in the past 3 decades or more.

Well, outside of SD and Santiago, perhaps.
The trouble with septic systems is that they require periodic checks and maintenance -- often pumping. The DR, unfortunately, is not known for faithful attendance to maintenance schedules.

Let's see economical and political stability , combined with worldwide interest to invest in safe from terrorist attacks destinations .Both the tourism and real estate industries in DR have enjoyed an impressive surge in recent years. The greatest number of the Resorts and Hotels in the Caribbean with the presence of prestigious international hotel chains, 6 international airports, excellent communications, signature golf courses , all attest to the fact that DR is becoming high yield destination now. A steady increase in property values . Investment in resort real estate and beach front condominiums is on the rise in places like Juan Dolio. Combined as well with legislation providing now fiscal incentives for investors, the DR continues to attract both international investment groups and individuals who wish to become homeowners in tropical paradise. There are no longer any restrictions on real estate ownership by foreigners, nor are there restrictions regarding their inheritance of property. Did you know that such restrictions had place in DR up to 1997 ?
