obviously there are some sales with these so called european and russian front men but this thread is going nowhere without facts ,figures regarding recent sales and resales. are these front men just cleaning money or investing ???????????irate :

As business going fine for most new projects , just don't see any reason for someone to provide any facts or figures . Just do your own homework mikey007 . BTW the latest major land purchases in Juan Dolio were made by investors from Spain and Italy , so just don't understand what ''so called europeans '' is about ...

The stats for cleaning money vs. second home sales are not available. Not in JD,NYC or Tim But Too.

On the contrary I think this thread has provided a lot of info in the past dozen posts. We know the fat Russians are buying. We know the dollar is taking a licking world wide so investments are more attractive for pople with Euros. We know (from Matilda_ commercial places are shutting the door. We know (at least I know) the beach front properties are very attractive.

So what's my point: An investor or speculator will take all the available information and decide (on his own with his money) what to do.In real estate investing there is no "reading tomorrow's news today"

fat russians buying commercial locations closing big projects being bought buy spain and italy european investors investing a million euros in dr re and they call this an information board what a disgrace to any intelligent honest person with integrity ooops i mentioned integrity in a dr board .

How long is Juan Dolio depending on the Euro strength and dollar weakness??? At some point in time facts and figures have to become clear..You can keep on camaouflaging the facts but at some point in time reality will set in, and the prices will come back to reality... A day of reckoning will happen and any person with a few bucks will be there to pick up the pieces!!!!!The day is coming Frank and Steve and anxiously await your response....

Who ever said the purchase or selling of real estate is made by only intelligent people? Who ever said only people with intergrity deal in real estate? It takes a mix of not too smart people and people without intergrity. Just like in ANY other business, in any other part of the universe.

What is it that you find lacking in the "intergrity" of this forum board?
Why not take the available facts, do your due deligence and make a valued judgement and decision on your own? I can't see how you need to rely on only the information that you are seeking from people that are trying to SELL the product.

If you did not believe the information or "intergrity" of the information here that should be the very first reason you should not buy or invest.

Some could hope that PRD was going to win the elections , but I assure you the next 4 years with PLD will come with the progress in the constructions ( governmental and private ) and it means construction materials and labor force on the biggest demand , meaning only construction cost going up , meaning housing prices going up . Plus to add that some neighbor islands are importing the construction materials from DR . As by johne : '' the train has left the station '' long time ago and some of us were here during the Hipolito time '' picking up the pieces '' at a very good price actually... '' Prices will come back to reality '' sounds wonderful , but what is reality . The cost to build in Europe is minimum US$1,500 - 2,000 for 1 m² , while in Juan Dolio you can purchase a new villa at this price , built . Or at 2,000 - 3,000 new condo on Juan Dolio beach , built . It is still much cheaper than other Caribbean islands
