community
JuanDolio is different from alot of other areas, where one particular nationality can patronize ones own nationalities businesses for survival.Similar the Irish in Boston and the Cubans in Miami..Juan dolio needs all Juan Dolians to patronize each other because there are so many different nationalities and not enough of any particular group...If people do this and the businesses don't overcharge,at some point in time Juan Dolio can actually be a community....

Sounds like Matilda has a good working business model, can't say that for the major airlines right now.
The colmado/convenience is a necessity for most neighborhoods and serves all. Just look at the success in the USA with 7-Eleven, Circle K, WaWa, Sheetz, FEMSA in Mexico, Mobil On the Run, Bodegas, and many others. While renting in JD for 5 months we made a run to Jumbo once per month, and spent a decent amount of money in between runs with our local "multi-serv" colmado store.

Don't worry Matilda those Russkies have no time to eat--with all that "washing" to be done they barely have time to eat a blinz and sour cream.
Well, after they get their Porche washed, they like to let off a little steam with a nice plate of red cabbage and some creamed herring. You do carry that, don't you?

Airlines
Pizzabite,, you think the problem is with the airlines????I heard the Dominican government today blamed the cancelling of flights on the airlines... The airlines have been telling the dominican government for years to lower airport fees and the government scoffed and looked the other way. Now american airlines and delta said no problem , The government now is scrambling...Doyou understand the fees charged are close to double other countries.. I paid 150 dollars last week to fly on spirit airlines from ft.lauderdale and paid 145 dollars for taxes....Whos wrong the airlines or the government???? I have a business in bahamas and pay less than half of that... Listen to Lionel and believe what you like... An informed mind is powerful....

I agree that Matilda has a good model, and I meant no different in my comments. What I am trying to get at is that if apartments are going for between US$450m and US$725m, there will be a need to cater to a higher upper end than Juan Dolio has seen to date - and surely, those that already have a foot in the local market will be in a position to benefit.

Plaza Del Mar
Agree with you Fernandez 100% and hopefully this new and modern plaza is a good start ( the construction is on the final stage right now) , and sure later on we will see more of such developments as the demand will grow up.

Sure I will ask my Russian friends about this '' cuisine '' you mentioned above johne, probably the one of the developers in the area that Matilda has mentioned before (The 8 villas complex right in front of the new Plaza Del Mar , cross the Boulevard from Capella Resort ).

So what's my point: An investor or speculator will take all the available information and decide (on his own with his money) what to do.In real estate investing there is no "reading tomorrow's news today"

Johne,
I agree wholeheartedly with your point. Well written.
