I found the previous interviews interesting, however the reality of the current mess is not discussed therein.
I doubt if they could have envisioned the financial melt down of today, the lack of dedicated risk capital and the geometric rise in material costs.
The issue is not the vision- its the current reality and still no one on this post will provide transparent data to enlighten others on the market.

fernandez does anyone the market price for recent sales of the preconstruction prices i read that the market price per square meter after most construction will be around 3000-3500 per square meter does this sound right a 200 sq meter apt will sell for between 600000and 7 hundred thousand dollars

Actual current Juan Dolio average market prices are : Beach Front US$2,000 - 3,000 m². Boulevard US$1,500 - 2,000 m². Inside from Boulevard US$1,500 - 2,000 m². More inside US$1,000 - 1,500 m². Choice depends on what you want and what you can .

''The Ministry of Public Works has received 40,000 gallons of AC-30, the main component of asphalt, and within the next 15 days 30,000 more gallons will arrive. The shipment of AC-30 is part of the National Asphalt Plan, which looks to restore many of the nation's badly damaged roads. In recent weeks, the media and citizens have complained of the potholes that affect many leading roads and highways, which cause traffic jams, due to drivers avoiding pot holes, and increased wear and tear on vehicles.'' ... I guess Juan Dolio will get some asphalt too now.

Thumbs up Independent Financial Centre of the Americas (IFCA)

Finally the Senate approved on first reading the bill of International Financial Zones and Free Zones in the Dominican Republic. ( http://www.elcaribecdn.com/articulo_...25C&Seccion=63 ). Meaning IFCA project in Guayacanes is finally approved . '' The Standing Committee of Finance of the Senate of the Dominican Republic and the Independent Financial Centre of the Americas , last November discussed the draft Law on International Financial Zones ( ZFI ), which permits the development of investments by major international banks into the country.
Tommy Galan, chairman of the Committee, stated that this draft law, submitted by the Executive, "will serve as a great importance for the country", especially for economic development in important sectors like investment, employment generation and also places the country in the world financial map, for its strategic geographic location.
The representative of San Cristobal, in the senate, indicated that it is in the process of initiating a process of knowledge and study of the project and then bring some of its legal aspects with the full Senate.
While Mr Gaetan Bucher, Independent Financial Centre of the Americas, explained that to achieve this initiative is considered the last 100 years of history together with major global financial international consulting firms in London and New York.
The study conducted over the past four years found that the Dominican Republic meets all the conditions for running the project of the Independent Financial Centre of the Americas.
This Act is intended to create the legal framework for the establishment of International Financial zones where they can settle international financial centres in certain geographical areas of the country. At the same will be offered international financial affairs and other related services for offshore status, solely to individuals and corporations domiciled outside the Dominican territory.
The law provides for the establishment of the supervisory board of ZFI, as a decentralized entity of the state, with legal personality and financial autonomy and functional.
The functions of this body will create, promote, implement and maintain ZFI, which operated in accordance with recognized principles of international regulators and establish the legal framework with which it operates..." Default Weather and Hurricane

I planned on going to Juan Dolio from 09/11 till 09/22 but now seeing all the weather and, escpecially hurricanes I am having a 2nd thought. What is the weather in Juan Dolio now? How heavy is the rain? Is there a strong threat of the Hurricane hitting Juan Dolio?

What will be the typical weather in mid-October?

Nothing yet , as they were waiting the Senate to approve the bill of International Financial Zones . Now by enacting this new Enabling Law is allowed to such Zone to engage it's commercial operations . Without it was no sense to start to build anything there . It's a huge ''monte culebra'' a lot of open space. I guess they will start by the end of this year if not beginning next year . On their website says it '' will break ground during 2008 '' ( Independent Financial Centre of the Americas ).
