Question Villas Del Mar Question

Okay, so on the beach side (from SteveG's pictures-thanks by the way) there is or will be Guavaberry, Sun Village, Marbella, Costa Del Sol II, Costa Del Sol, ect (please correct me if I'm wrong). What about the other side of the street? What are the plans?

I mean Coral Park/Hemingway will stay, but what about further East (i.e. all the Yaminas, Plaza Real, Plaza Hispaniola, MarAzul and so on? In some of SteveG's picutres there are some "Se Vende" signs in the Yaminas. Is it even worth looking into buying?

Already on this side of the street. There are new constructions.
I believe that land near the beach in Juan Dolio is expensive now.
When I pass by. I shall look for names of constructions or Websites from companys.

I would think that if you, or anyone else, are serious about buying on Villas Del Mar that you should do it now.
The places you mention along with many other buildings have been for sale for many years for cheapy cheapy. The prices for anything in that area have gone sky high and will only go higher (even if nobody buys).
For some examples new apartments started out at around $130 grand and under before they were built and now are as high as $250 grand, villas at Metro sold for less than $100 G less than 10 years ago are now selling for $600G, one particular place I have seen a price range difference of from 450G to 759G. With these prices gone wild NOTHING will go down in price but whatever you buy will go up. Check here on DR1 real estate section and on escape artist to get an idea of the different price ranges for that area.

yamina apts are going for 50-70,000 US$. Mar Azul atudios are now going for 25,000US$ up from 18,000 a year ago. You can still pick up these older apts for well under 100,000. if you need any more info pm me

Good idea ... you can buy in Mar Azul for US$100,000 like 4 Studios on the last floor and make a nice 3 Bedroom penthouse and it is on Boulevard

Thanks for the responses!

So these small buildings (i.e., Mar Azul & Yaminas) are staying? I mean one side of the street (the beach side) is going to be all new and beautiful and the other is going to look old and worn out.

Does anyone know what's to come with these buildings? I mean, yeah, if they are staying then one should buy into them while they last. But if there are other plans in the works, perhaps it's not worth buying.

Villas Del Mar will have a lot of new buildings or villas on non beach side besides of few old buildings , there are many empty not developed plots in the non beach area , so there are no needs to demolish old structures to build something new yet ( it is a boom area , but not that crazy hot ) ... Playa Real Resort is demolished because there are no more plots left on the beach of Villas del Mar. Everything green that you see on the satellite Google pics are the non developed plots. Some of then are still available for sale , depends on the area some of them not ... Remember each of the plots has an owner that has the right to build a villa or a building depends on the size ( 750 sqm - 1,000 - 3000 sqm plots available in Villas del Mar) , so I do not understand some of the people that complain about construction boom going on in Juan Dolio , when everyone has the right to develop on the own land ... and some day you must have the neighbors , some day in Villas del Mar woods too...

Pinky methinks you have a good point. Do you think the people opposite Mar Azul with their heliport on the roof and their chauffer driven limosines are going to be happy watching us playing dominos outside Mar Azul at 10pm at night. 48 apts there. What if they don't all want to sell? Will there be a mystery fire one night? Yes there are some green spaces along the Boulevard on the other side of the road. But there are also 10+ old apartment buildings. Will they spoil the look of Miami South Beach. Of course. What will happen to them? Who knows???

There are 375 non developed plots just in 3 parcels in Villas Del Mar only - that is what you see green in the pic!!! And they one day will be developed too ... about old buildings ... owners put the money together and paint your building , repair your roof , put new windows , doors ... don't you have condo meetings ??!!
